Locate suitable land parcels based on the client's requirements Our team identifies suitable parcels of vacant land on behalf of the client, taking into account the client's preferred location, intended use and approved budget. Each identified parcel is assessed against the client's brief before being presented for consideration, ensuring that only viable options are advanced for further evaluation.

Site Visits

Physical inspection and evaluation of shortlisted parcels We conduct physical site visits to all shortlisted parcels to assess topography, accessibility, soil conditions and general suitability for the client's intended development. Our team evaluates each parcel against prevailing planning and zoning regulations and infrastructure availability to confirm alignment with the client's project objectives.

Negotiations

Price negotiations including offers and counter-offers on behalf of the client Upon identification and written confirmation of the preferred parcel by the client, our team undertakes all price negotiations directly with the vendor or the vendor's agents on behalf of the client. We present and manage counter-offers in a manner that protects the client's financial interests while maintaining a professional relationship with all parties to the transaction.

Letters of Offer

Formal offer documentation, presentation and execution We obtain the formal letter of offer from the vendors or their agents and transmit it to the client for thorough review and execution. Our team advises the client on the terms contained within the offer, including timelines and any special conditions attached to the proposed transaction.

Sale Agreements

Sale agreement preparation, review and execution We coordinate the preparation and review of the sale agreement in liaison with the appointed advocate, ensuring that all contractual terms and conditions accurately reflect the negotiated position and comply with the requirements of the Land Act and the Law of Contract Act. The client is guided through each clause of the agreement prior to execution to ensure full informed consent.

Deposit Management

Receipt and management of deposits on stakeholder terms We receive and hold the initial deposit on stakeholder's terms on execution of the letter of offer. The deposit is held securely and is released to the vendor only upon execution of the formal sale agreement.

Advocate Appointment

Appointment of a lisenced conveyancing advocate on behalf of the client With consent of the client, we appoint a qualified conveyancing advocate to manage all legal aspects of the title transfer process.

Transfer Facilitation

End-to-end coordination of the title transfer process We follow up on behalf of the clent the completion of the entire conveyancing process.
