Detailed assessment of finishes, systems, and overall condition We conduct a thorough physical inspection of the property, evaluating all building systems including plumbing, electrical installations, drainage, and mechanical fittings, as well as the condition of all interior and exterior finishes on behalf of the clients. Any defects, deficiencies, or items requiring remediation are documented and brought to the client's attention prior to the finalization of transaction.

Price Negotiation

Negotiate the best possible purchase terms on behalf of the client Following the completion of all inspections and the client's confirmation of interest, our team undertakes all price negotiations directly with the vendor or the vendor's agents on behalf of the client. We present and manage counter-offers in a manner that secures the most favourable terms for the client while maintaining a professional and transparent relationship with all parties to the transaction.

Offer Letters

Obtain and transmit formal offer documentation to the client We obtain formal letters of offer from the vendor and transmit it to the client for thorough review and execution. Our team advises the client on all terms contained within the offer, including conditions precedent, completion timelines, fixtures and fittings included in the sale, and any special conditions attached to the proposed transaction.

Deposit Management

Receipt and management of the initial deposit on stakeholder terms We receive and hold the initial deposit on stakeholder terms as agreed between the parties and as stipulated within the offer letters. The deposit is held securely and released to the vendor only upon the successful execution of a formal sale agreement.

Advocate Appointment

Appointment of a conveyancing advocate on behalf of the client We assist in the appointment of a qualified conveyancing advocate on behalf of the client to manage all legal aspects of the property transfer, including title searches at the Land Registry for verification of ownership, size, tenure and encumbrance status: preparation of transfer instruments, computation and payment of stamp duty, and formal registration of the title. All professional fees and statutory outgoings are settled directly from the client's account as instructed.

Completion

Coordination of final payment, handover, and title transfer We follow up on the transaction to ensure completion of the entire conveyancing process without interfering with the other professionals involved. Physical possession of the property is handed over to the client upon confirmation of successful transfer and settlement of all payments.

We obtain and present formal offers to the client, manage all price negotiations on behalf of the client, and coordinate the review and execution of the letter of offer and formal sale agreement.

Step 05

Legal Completion and Handover

We follow through the full conveyancing process on behalf of the client through the appointed advocate, ensuring settlement of all outgoings, stamp duty, and registration fees, culminating in the transfer of a clean title deed and the formal handover of the property to the client.
