We liaise with the National Environment Management Authority and other relevant bodies to obtain the necessary environmental approvals prior to the commencement of construction.

Engage architects, engineers, and quantity surveyors through competitive bidding We assemble and appoint a full construction professional team on behalf of the client, engaging qualified architects, structural engineers, mechanical and electrical engineers, and quantity surveyors through a transparent competitive bidding process. All appointed professionals are vetted for relevant experience, professional registration, and capacity to deliver within the project timeline and budget.

Structural Drawings

Supervise preparation and review of all technical structural designs We supervise the preparation of all structural drawings by the appointed engineering consultants, ensuring that the designs are technically compliant, accurately reflect the approved architectural concept, and are accompanied by detailed cost estimates. All structural drawings are reviewed for accuracy and completeness before submission to the relevant authorities for approval.

Detailed bill of quantities and ongoing budget management We coordinate the preparation of a detailed bill of quantities and cost estimate by the appointed quantity surveyor, establishing a comprehensive project budget prior to the commencement of works. Throughout the construction period, we monitor all expenditure against the approved budget and provide the client with regular financial progress reports to ensure cost control at every stage.

Authority Approvals

Submit drawings and obtain all statutory permits and approvals We manage the submission of all architectural and engineering drawings to the relevant regulatory authorities, including county governments, the National Construction Authority, and any other bodies with jurisdiction over the development. We follow up diligently on all pending approvals and ensure that all statutory requirements are satisfied prior to the commencement of any construction works on site.

Coordinate applications for water, electricity, and sewer connections We coordinate and follow up all applications for the connection of utility services to the development, including water supply, electricity, and sewerage, liaising with the relevant service providers and county utilities on behalf of the client. We also negotiate and secure any necessary way leaves and easements required for the routing of utility services to and across the property.

Secure all necessary access and utility rights over adjoining land We identify, negotiate, and secure all necessary way leaves and easements required for the supply of utility services and for access to the development site. All agreements are formalised in accordance with the relevant provisions of the Land Act and registered at the Land Registry to protect the client's rights of access and utility supply on a long-term basis.

Prepare tender documents and manage the contractor selection process We prepare comprehensive tender documents in liaison with the appointed consultants and manage a transparent competitive tendering process, inviting bids from pre-qualified contractors of established repute and relevant construction experience. All bids are evaluated objectively against the project specifications, budget, and programme, and a recommendation is presented to the client for final approval prior to the award of the construction contract.

Full on-site oversight of construction works, quality, and programme We provide full-time project management oversight once the contractor is mobilised on site, monitoring the quality of construction methods and materials, adherence to the approved drawings and specifications, and compliance with the agreed construction programme. Any deviations, defects, or quality concerns are identified and addressed promptly to ensure that the completed works meet the required standard.

Transparent fund management with regular electronic progress reports All project funds are deposited by the client into a dedicated client account, from which all payments to contractors, consultants, and statutory bodies are drawn in accordance with the approved project budget and payment schedule. The client receives regular electronic progress and financial reports detailing all expenditure, works completed, and the financial position of the project at each stage of construction.
