Professional property marketing across local and international platforms We advertise the property for letting through appropriate professional channels, including online property portals, print media, and our professional network, with particular reach into the diaspora and investor market where relevant. All advertising is prepared to a professional standard and is designed to attract suitably qualified tenants in the shortest possible timeframe.

Tenant Vetting

Thorough screening and assessment of prospective tenants We handle all property viewings with prospective tenants and conduct a thorough vetting process, including verification of employment or business income, review of credit history, and assessment of the prospective tenant's suitability for the property. Only tenants who meet the client's requirements and demonstrate the financial capacity to meet their rental obligations are recommended for approval.

Lease Agreements

Appointment of advocate and preparation of lease documentation Upon the client's approval of a prospective tenant, we appoint a qualified advocate to prepare a formal lease agreement tailored to the specific terms agreed between the parties and compliant with the requirements of the Landlord and Tenant Act. We oversee the execution and, where applicable, the registration of the lease agreement, ensuring that the client's interests are fully protected throughout the process.

Security Deposit

Receipt and management of security and advance deposits We receive and manage all deposits payable by the tenant at the commencement of the tenancy, including the security deposit and any advance rental payments, depositing all monies received into the client's designated account. A formal statement of account is issued to the client upon the successful completion of the letting, detailing all monies received and any deductions made in respect of professional fees or other agreed outgoings.

Rent Collection

Monthly rent collection, receipting, and remittance to the client Where our letting service is provided in conjunction with a property management mandate, we collect all rent due from tenants on the agreed due dates, issue formal receipts, and remit the net rental income to the client after deduction of management fees and any approved expenditure. Full records of all collections are maintained and reported in the monthly statement of account.

Maintenance Coordination

Coordination of maintenance and repairs throughout the tenancy We coordinate the prompt resolution of all maintenance and repair requests arising during the tenancy, engaging appropriately qualified contractors and ensuring that all works are completed to a satisfactory standard. Maintenance coordination is provided as part of our combined letting and management service, ensuring that the property is kept in good repair and that tenant satisfaction is maintained throughout the tenancy period.

Tenant Relations

Professional management of all tenant communications and matters We manage all ongoing communications and relations with tenants on behalf of the client in a professional and courteous manner, addressing any concerns, queries, or disputes that may arise during the course of the tenancy. Lease Preparation and Execution

We appoint an advocate to prepare the lease agreement, oversee its execution by all parties, and arrange for registration where applicable, ensuring full legal compliance and the protection of the client's interests.

Step 05

Property Handover and Letting Completion

We coordinate the formal handover of the property to the approved tenant, receipt of all deposits and advance payments into the client's account, and issue a full statement of account to the client confirming the successful completion of the letting.
